Booking Policy - Birches Serviced Apartments
● A valid credit card is required at the time of the booking. The person making the booking must be 18 years old or over.
● Visa, MasterCard and American Express surcharge is at 1.2 %.
● The credit card and the ID of the person making the booking must be presented at the time of check in/arrival for scanning to reservation file.
● Where the guests are arriving after hours OR using a credit card with a different name to pay for booking, we require a copy of the person's ID and the front and back of the credit card must be emailed to firstname.lastname@example.org AT LEAST 24 hours before check in/arrival, before we will confirm your booking and provide the late arrival procedure and codes for entry.
● After Check In: **Please note we do require a 24 hour notice if you wish to check out earlier than the original date otherwise we shall charge for the following nights accommodation at our discretion.**
Deposit: A deposit equivalent of the First Night will be charged on your nominated credit card at the time when you making the booking. Visa, MasterCard and Amex surcharge is at 1.2%
No Shows: If no cancellation has been made and you fail to show up at the property (No Show), we will charge amount for the first night for each room booked.
● Children aged 2 and under are free.
● Cots and high-chairs are available at $15 each per night● Children over 3 years old may be charged at $30 extra per child per night, if they are the 3rd or 4th person.
● We have limited dedicated pet friendly accommodation, restrictions and fees apply. Maximum 2 pets per apartment. Surcharge $30 per pet per night. A detailed pet policy will be provided if you let us know you will be bringing a pet along.

● Additional Adults (if they are the 3rd or 4th person) are charged at $30 extra per person per night.
● We have limited parking spaces (can be booked for $15/car/night), sometimes we may not be able to provide you a parking spot due to availability, even if you have added and paid for it during booking. We will refund the parking fee if this occurs.
● Our rooms and buildings are smoke-free. A minimum $200 room recovery fee will apply for guests who do not comply in order to cover the extensive cost of restoring rooms to a smoke-free condition. We provide a designated smoke area on-site.
Cancellation Policy - Birches Serviced Apartments
Cancellations are allowed subject to conditions*
*You may cancel your booking up to 24 hours before the date of check-in to receive a full refund. Cancellations made within 24 hours of the day of check-in are not refundable. For bookings of more than 1 night, the first night's stay (including any add-ons like parking or pet fee) is non-refundable if the reservation is cancelled within the 24-hour period before the check-in date.
Pet Policy - Birches Serviced Apartments
We have limited, dedicated pet friendly rooms where your four legged family members can enjoy their “get-away”, as long as you adhere to our pet friendly rules and guidelines. Pet charges of $30 per-animal per-day apply.
● Cats and dogs MUST BE SPEYED/DESEXED.
● Dogs must be on a leash, while in the outside grounds.
● Pets left alone in the apartment MUST NOT disturb other guests. Constant barking or meowing will result in you and your pet being asked to leave.
● Bring your own bedding, we do not supply bedding for pets. Please bring sheet(s) to cover furniture your furry friend may sit on like end of bed.
● Your pets should have their own food and water bowls. If you do not have, please ask us. Pets must not use the crockery in the apartment.
● Pets must not shed. To prevent cleaning charges we STRONGLY suggest giving your furry loved ones a good brush to remove excess fur. Must be clean and well trained. For dogs, a quick wash before travelling should do the trick.
● Dogs to be taken off premises for toileting. In the case of Cats, kitty litter & tray acceptable.
● Owners responsible for pet waste.
● Cats that “claw” need to have suitable protection to avoid damage to furniture. In case of damage, additional charges apply depending on the extent of damage.
● Small to medium size dogs only. Very large dogs are generally not suitable for the apartments. We are all pet friendly and understand your needs. If you have any questions or concerns please feel free to ask.
● Should the room need steam cleaning after check-out as a result of pet smell or any damage occurred to the furniture in the apartment, owners are liable to pay for the costs.
● Failure to comply with the policy and rules may result in a fine of AU$200 or above. If you have any concerns regarding possible cleaning fees we are here to help.
